When people hear the words spec home, they often assume the design process is straightforward: choose beautiful finishes, add a few statement light fixtures, and create something that appeals to the widest audience possible. The reality is much more nuanced, at least to us.
At Rosehill Design Studio, we’re currently partnering with a builder on a custom spec home in the Rock Spring neighborhood of Arlington, Virginia. While the future homeowner hasn’t walked through the front door yet, every design decision is being made with intention—from cabinetry and tile selections to lighting placement and architectural details.
Our goal isn’t to create a home that simply looks beautiful in photos. It’s to create a home that feels cohesive, timeless, and thoughtfully designed from the moment someone steps inside.
It Starts with the Architecture
Before selecting a single light fixture or finish, we spend time understanding the architecture of the home itself. This particular project has a classic foundation with an updated traditional aesthetic (see above). That immediately informs the design direction. Rather than chasing trends, we’re selecting materials, finishes, and fixtures that feel authentic to the home’s architecture while still feeling fresh and current.
When every selection supports the architecture, the home feels natural. Nothing competes for attention, and every room feels like it belongs to the next. That’s the kind of cohesion buyers notice, even if they can’t quite explain why.
Beautiful Lighting is More Than a Fixture
One of the biggest misconceptions in interior design is that selecting lighting is simply about finding fixtures you love. In reality, the fixture itself is only one piece of the puzzle. Before we begin selecting lighting, we review the home’s lighting plan with the builder to confirm placement throughout the house. From there, every decision becomes highly intentional.
We’re considering questions like:
- How large is the room?
- What are the ceiling heights?
- How wide is the kitchen island?
- How large is the vanity, and how much room is needed for the mirror?
- Will the scale feel balanced from every angle?
- How does each fixture relate to the architecture around it?
A beautiful pendant that’s too small can make an entire kitchen feel underwhelming. A chandelier that’s oversized can overwhelm an entryway. Even the spacing between fixtures plays an important role in how a room feels. These technical decisions often go unnoticed when they’re done well, but they’re exactly what creates a home that feels polished and comfortable.
Every Selection Should Work Together
By this stage of the project, cabinetry and tile selections had already been finalized. Now, as we’re selecting lighting for both the interior and exterior, we’re constantly looking at the bigger picture.
The finishes shouldn’t compete with one another and materials should feel layered rather than repetitive. Hardware, cabinetry, lighting, flooring, and architectural details should all contribute to one cohesive story.
Rather than asking, “Do I like this fixture?”. We’re asking, “Does this fixture belong in this home?”
That shift in thinking makes all the difference.
Designing for Someone You Haven’t Met
Designing a spec home presents a unique challenge: unlike a custom home where every decision reflects a specific family’s lifestyle, a spec home requires you to imagine how many different people might live there while still giving the home a distinct personality.
Our approach is never to make the home feel generic. Instead, we focus on creating spaces that feel timeless, functional, and welcoming. Thoughtful proportions, quality materials, classic details, and cohesive selections create a home that buyers can immediately envision themselves living in.
When the design feels authentic to the home itself, buyers naturally begin imagining how they’ll make it their own.
Thoughtful Design Creates Lasting Value
The details that often have the greatest impact aren’t always the most obvious. They’re found in the scale of a pendant over an island, the balance between a vanity and its lighting, the way finishes transition from one room to the next, and the careful coordination between architecture and interiors.
These are the decisions happening behind the scenes on every project we take on.
